If you are looking for a lender lending in England and Wales with a bespoke approach to specialist lending, Swansea Building Society are the lender to speak to. With no credit scoring and all cases manually underwritten, we are able to look at cases which are more complicated, quirky and niche and which require a human to look at them with no ‘computer says no’ mentality. Our front line mortgage managers have years of experience of dealing with more complex cases and will be able to structure a case for you and your clients. You’ll wish you had come to us before once you have used us! USPs: (All applicable to properties in England and Wales unless stated) Self-employed - We specialise in lending to the self-employed with over 55% of our book in this category. Lending to Medical Professionals - where we can offer enhanced income multiples. Lending to professionals/key workers - reduced rates for professionals/key workers. Properties with or without land - We offer mortgages on small holdings (up to 100 acres) with or without agricultural restrictions/s.106 in place. (Must not be a working farm.) Properties with annexes etc. Green mortgages - preferential rates for residential properties with an EPC rating of A or B. Semi-commercial - mortgages on flats above shops even if the shop / flat is on one title. Buy to Let / Holiday let mortgages - will also accept Airbnb income. Short term bridging - using our regulated bridging mortgage product. Capital raising - we are happy to capital raise for any legal purpose. Interest only - with a credible repayment strategy, we are happy to look at cases on interest only terms. Lending in Retirement - up to age 85 for those who are retired/semi-retired and can look at interest only. Lending into retirement - we can go up to age 75.
